400萬平方米寫字樓3年內(nèi)入市
“別看現(xiàn)在寫字樓行情火熱,但也蘊藏風險。”一位不愿意透露姓名的開發(fā)商說。

中原華西區(qū)總經(jīng)理莊澤寶說,雖然來自港澳臺的投資者青睞重慶的寫字樓,但受限購令約束,使占據(jù)寫字樓市場相當比例的港澳臺和境外投資群體難以大量“吃貨”,雖偶有大單成交,但也只是個案。
投資寫字樓短期難賺錢
“目前,對于實力較小的個人投資者,買寫字樓應慎重。”莊澤寶說,從未來3年來看,市場供應量增加,寫字樓的回報率增幅不大,且資本緊縮的情況下,寫字樓價格增幅也較低,所以投資寫字樓短期難賺錢。

莊澤寶說,對于投資年限在5年以上的投資者來說,投資寫字樓的風險較小。因為“十二五”收官時,重慶要建成世界筆記本電腦基地,一大批對寫字樓需求較高的世界500強配套服務企業(yè)將登陸重慶,刺激寫字樓市場。
隆鑫地產(chǎn)一不愿披露姓名的負責人表示,重慶的寫字樓開發(fā)還處于一個較低的階段,特別是在服務方面,在如何最大限度地滿足業(yè)主的需求和成本控制上,還有較大的提升空間,比如說節(jié)能方面,在空調(diào)設置上,目前的寫字樓大部分是分層開啟,哪怕一層樓只有一間辦公室有人,整層樓的空調(diào)都要開啟,這是值得改進的。
